Residential property sales above $2,500,000 have seen a significant increase in the last 12 months. With 18 closed sales in the year ended August 31st, 2018 versus 11 in the year ended August 31st, 2017. In addition, there are and additional 6 homes pending sale.
Neighborhoods like the Sanctuary, Alpine Acres, Ski Trails, and Rendevous Trails have seen good activity. High quality homes in these neighborhoods, that offer convenient in town locations with great views have been popular with buyers. Additionally neighborhoods such as Big Valley Ranch, Catamount Ranch Golf Course, and Lake Catamount have also attracted their fair share of luxury buyers.
I recently closed on the sale of a luxury home on the 7th fairway of the Catamount Golf Course for $3,850,000. The 5 bedroom home offered a terrific floor plan and beautiful views of the golf course and surrounding mountains.
Of the 18 sales, all but 2 were single family homes. There was one sale of a ski in/out luxury condo at One Steamboat Place and a second sale of a 1/2 duplex townhouse with a ski in location.
